Knowing which “gate operator” to use for your gate can be difficult, and making the wrong decision can lead to frequent and unnecessary motor repairs.

Residential sliding gate motors or gate operators are only guaranteed for a certain number of running cycles per day and should not be used for complex on high traffic gates. Residential gate motors are usually up to 100 cycles per day, with some even going as low as 50 cycles per day; if you run the motor more than that, the guarantee will expire.

Industrial or commercial sliding gate motors or “gate operators” are used in high traffic senarios and high cycle applications where gates can open or close up to 10000 times daily. Malls and hospitals are great examples of these applications

Make sure your gate’s weight does not exceed the gate motor’s recommended weight.

If the gate is too heavy for the gate motor’s recommended pulling load, the gate motor will be strained, resulting in costly repairs.

Automated Sliding Gates

  • The gate is jammed and does not move
  • While moving, the gate squeaks
  • When the gate is closed, it can be lifted off its tracks, posing a serious security hazard
  • Although the gate motor is making a sound, the gate does not move
  • The gate motor operates, but the stoppers are hit
  • The gate rollers or wheels are jammed
  • Because the gate is too heavy or not sliding correctly the gate motor struggles to open or close the gate

  • The gate isn’t moving because the gate motor isn’t working

Is it time to service or repair your gate motor?

If there is oil pouring from anywhere on the gate motor, it signifies the oil is leaking from the gearbox and the gears may be running dry.

On some gate motors, an oil leak can cause the pick-up sensor failure, causing the gate to lose its position and open and close incorrectly, or slam into the end stops.

If you notice oil, it’s time to service the gate motor. We’d remove the gate motor, open up the gearbox, clean out the old oil and whatever else is within, then reassemble the gearbox using new seals and fresh oil.

Keeping your Electrical gate running smoothly and improving your home's safety

  • Ensure that the gate motor is securely installed or welded in place, including the holding nuts
  • Ascertain that the tooth rail is securely attached and cannot be removed
  • Most gate motors should be linked to your alarm system, and installation of anti-lift  anti-tamper alarms that will sound if someone tries to lift the gate off tracks or open it should be installed
  • Keeping the gate track clean will allow the gate to run more smoothly and avoid bumps that might damage the gate motor. It’s best to keep it clean to avoid needless repairs
  • It is critical to use a decent lock for the security bracket; if the lock is weak, the remainder of the gate motor’s security is compromised. Only use high-quality locks to secure your gate motor
